February 21st, 1:00 pm The Meeting by Jeff Stetson, a dramatic depiction of what Martin Luther King Jr. and Malcolm X., the two greatest minds of the Civil Rights movement, may have discussed, if they had the chance to meet. This powerful drama about their lives, philosophies and the times is an enlightening experience for all. Held at the Monmouth County Library Headquarters, 125 Symmes Rd. Manalapan, NJ. This is a Free event sponsored by the United Families of African Descent and MAC.

Sophisticated suburbanites will spice up the local scene with an evening of fine dining, jazz and dancing. Tickets are available for $35.00 per person in advance and $40 per person after February 20th and at the door.  Seating is limited and reservations are required.

The Return of Affordability to Manalapan and Marlboro NJ Real Estate

 

Paul Slaybaugh did a great job in his blog of pointing out how affordability has been restored to the Scottsdale Arizona Real Estate Market.  He also talks about people hearing opportunity knocking but not opening the door and regretting it afterward. 

Paul motivated me to run some quick stats on my town, Manalapan, New Jersey to see how we stacked up on the affordability scale.

The numbers aren't quite as staggering as they are in Scottsdale, but still meaningful. 

I looked at Single Family Home Sales priced under $400,000.

  • In 2006, 13% of total homes sold were priced under $400,000
  • 2007 saw an increase to 17%
  • 2008 21% of total sales were priced under $400,000

Confirming my belief that affordability is quickly being restored to the Manalapan Real Estate Market.

Expanding to neighboring Marlboro New Jersey, the impact is even greater.

  • In 2006, 5% of total sales closed under $400,000
  • In 2008, that number soared to 15% of total sales closing under $400,000.

When I first got into this business a decade ago, it didn't take long to encounter one of the favored pastimes of consumers and professionals alike:  Reveling in prices that once were.

Whether it was the colleague pointing out a development where he lamented not purchasing five units back when they could be had for $75,000 apiece, or the investor who regretted selling that rental property years before now that it was worth three times as much, the underlying wish was to turn back the clock to grab as much Real Estate as humanly possible at the never to be seen again values.

Turning back the clock on Scottsdale Home Prices

Of course, the downside to the markets that spawned the low price housing in Scottsdale in years past was diminished purchasing power due to elevated interest rates, and the speculative nature of our community.  Always a winter haven for the well-heeled, we were still very much a community in progress.  All the signs pointed to a city on the upswing, but with abundant raw land and subdivisions still in their infancies several decades ago, there was still a bit of a gambling aspect to home ownership in the desert. 

Flash forward to today, and those who rolled the dice on our bustling town hit paydirt, while those who were late to the speculative party (2005-2006) were the unfortunate ones who wound up with snake eyes.

The subsequent erosion of values has hurt many Valley homeowners, but it has also spawned an opportunity that many previously thought had been lost forever.  Affordable housing has returned to Scottsdale.

 

  • In all of 2006, there were 39 total sales of single-family homes listed at or below $250,000 in Scottsdale.
  • In 2007, that number rose slightly to 48.
  • 2008 saw that figure rise dramatically to 247.

 

*As of today (1/25/09), there are currently 159 Active Listings for single-family homes under $250,000!

Okay, McFly, you've climbed behind the wheel of your DeLorean, coaxed the odometer to precisely 88 miles per hour, and now find yourself back in 2003-2004.  Of course, it is a parallel universe in which pricing reflects the period immediately before the boom while interest rates are lower, competition for properties is diminished due to tightened financing guidelines and the available home inventory from which to choose is infinitely greater.  Our little town is all grown up now, so who knows when the opportunity for the scaled back pricing in a destination city that is presented today will ever return?

Time to fix some of those investment laments or find that entry-level Scottsdale home that is back within reach.

Selling Your Home in A Buyer's Market

 

I so appreciate it when things just add up.

I read this post by Bill Gassett of Metrowest Massachusetts Real Estate and it just made sense.  I'm numbers driven, so it caught my attention immediately when he talked about how profitable it can be to upsize in a downward trending market.

Next, Bill goes on to talk about "the x factor"... interest rates.  Interest rates are now at 40 year lows! I saw an ad in my inbox today for a 30 year fixed for 3.99% (of course you'd probably have to pay some serious points for that rate)!

I don't want to spoil the ending, but suggest all potential sellers out there bookmark this post and refer to it when considering a sale in today's challenging market.

There are many who have thought about selling their home but have not due to the decline in market values over the last few years. This is understandable UNLESS you are going to be buying another home under the same market conditions!

Sure market values have dipped quite a bit here in Metrowest Massachusetts. The value of homes in many towns has dropped by 20% or more since the peak in 2005. The $600,000 home you bought in 2005 may now have a value around $500,000. The point is if your are staying local it does not really matter. Why? Simple... you will be buying under the same market forces that you did while selling your home.

Here is a simple example. You bought your home for $600,000 and using a round figure of 20% it has dropped in value to $480,000. You have lost $120,000...ouch! Not really because if you are moving up in the market what used to be an $800,000 home is now worth $640,000.

If values had remained flat you would be going from a home valued at $600,000 up to a home worth $800,000. A difference of $200,000. In the present buyers market scenario the difference is $480,000 to $640,000 or a spread of $180,000. If you are moving up you saved yourself $20,000.

What if you are moving down? Lets turn the example around. You owned an $800,000 home that is now worth $640,000. It is too large for your needs and has become expensive to heat, maintain and pay taxes on. You desire something more manageable. Well guess what the house that you planned on buying three years ago for $600,000 is now only going to cost you $480,000. So what has happened is you have lost $40,000 in buying power. A 20% loss on 800k = $160,000. A 20% loss on $600,000 = $120,000. $160,000 - $120,000 = $40,000

So moving down isn't ideal but a loss of $40,000 is certainly much different than taking a paper loss of $160,000 especially if it is going to make your payments and cost to maintain the home much more reasonable.

When a client asks my advice this is the kind of information I ask them to look at when considering what is the best move for them. You would run this same kind of analysis if you were going to relocate to another area where the values of homes could be a lot different.

The X factor as of this writing is the historically low interest rates. This is a compelling reason to make a move now before they move up at some point.

If you come to the conclusion that selling your home is the right move there are three very important keys to success you need to pay attention to in a challenging Real Estate market.

 

Pricing your home properly                                                                                                                 

This is the single most important thing you can do to ensure you achieve your goal in a timely fashion. Your Realtor should be going over in detail the most recent comparable properties that have sold. The sales date becomes extremely important when the market is still in a downward slope. Pay close attention to when the sale took place. A home that sold even a few months ago may not sell for the same amount of money today.

It is always best to use the most recent sales. When none are available a good Real Estate agent should be able to factor in an appropriate price adjustment based upon the difference in time when the comparable property sold.

Be careful to be realistic when you are looking at the data. Sellers are notorious for viewing their homes differently because of emotional attachment. Look at your home through the eyes of a buyer.

The fact that you used heavy duty nails on the deck you built is not going to bring you $5000 more than the neighbors similar home down the Street.

 

Picking a good Realtor                                                                                                                      

 

When the market was booming and all you had to do was put a sign in the yard and add the home to MLS, picking a good Realtor was less critical. Not so in today's Real Estate environment where there are far few buyers in the market.

One of the critical components to picking a Realtor should be their ability to create a wide net to attract buyers. Over 85% of all buyers today find their home from an online search. You want an agent that can give you a dominant online presence. Your home should be displayed on all the sites that garner the highest amount of Real Estate traffic.

Some of the better Realtors will be using blogging and video as a means of creating interest. Search engines love blogs because they are not "static". A blog can be updated with fresh content daily if desired. Video not only enhances the presentation of your home but it can usually be found very easily online.

You should be looking for a Realtor that not only has a website but one that can be found in the search engines for terms specific to Real Estate in your market.

A good method of checking on the agents marketing skills is to "Google" their name. There should be pages and pages of results with an agent that knows how to market your home well online. If you don't see much I would really start to question the agents ability to attract the most buyers.

The premise is this: If an agent does not know how to market themselves how could you possibly expect them to do a good job marketing your home?

Marketing of course is very important but you should also look at the agents track record. References, market share, and an agents list price to sale price ratio are all worth consideration. Here are some excellent questions to ask Realtors you are interviewing.

Be careful of the agent who tries to "buy" your listing with an over inflated list price. What you will be stuck with is a Realtor with poor skills and a home that doesn't have a prayer of selling. This is why the agents list price to sale price ratio becomes important. It should also be pointed out that the ratio should be from the original list price.

 

Make your home presentable

 

Is staging your home with a staging company a must? I do not believe it is. Does it help you sell your home in a timely fashion? Absolutely! At the very minimum you should make sure your home is presentable. It should be neat and tidy. Having a clean and organized home that is visually appealing is important. There should be no ungodly smells present.

Getting rid of clutter and organizing closets are usually activities that will help generate a sale. Curb appeal is also important. Your yard and landscaping should be well maintained. Walk ways should be kept clear and your entry way should be spotless. 1st impressions go a long way in selling a home.

These are the basics. A professional staging company can really make your home stand out in a good way.

What's REALLY going on in the Manalapan New Jersey Real Estate Market!

I've got Big News!  REALLYBig NewsNews!

Hundreds of Single Family Homes SOLD in 2008 of single family homes Sold in Manalapan New Jersey in 2008!

I know... you probably don't believe me. 

Don't feel bad. 

I don't blame you. 

It's been tough for me, trying to challenge the doom and gloom that the media has been continuously feeding you guys for the past 2 years!

But I'm going to keep trying!

In 2008, 232 Homes closed in manalapan in 2008homes closed in Manalapan Township. 

Granted, that is down about 30% from the number of homes that closed in 2007, but it still represents a huge number of families that were able to make a move!

 

 

 

Knob Hill Townhome Manalapan New Jersey

 

 

 

  • 108 Townhomes and Condominiums SOLD in 2008, down 28% from 2007.  Average price of a townhome or condo is down about 5% for the same time frame.

 

 

 

Covered Bridge Adult Community Manalapan Real Estate

 

 

  • 116 Adult Community Homes sold in 2008, representing a 10% increase... that means 11 more adult community homes were sold in 2008 than 2007!  Average selling price for an adult community home is down about 10%.

 

 

 

Northern Manalapan Homes For Sale

 

 

 

  • Number of homes sold in Northern Manalapan are down about 36%, yet average home prices are only down about 1% for the year.  191 homes SOLD in Northern Manalapan!

 

 

 

South Manalapan Homes For Sale

 

 

 

  • Number of homes sold in Southern Manalapan are down to 41 homes sold from 48 the year before!

 

 

 

 

Yorktowne Manalapan Homes For Sale

 

 

  • 24 homes closed in the Yorktowne Development.  That's 3 MORE homes than closed in 2007!  3 more families sold their home in 2008 than in 2007!  (Why didn't I hear about that on the local news?) Average home prices are down 8% and the median home price is down 6% when compared to 2007.

 

 

 

 

  • Homes priced under $800,000 are down about 35% in number of homes sold, with average and median prices only down about 2% on the year

 

  • Only 4 less homes sold in 2008 than 2007 when comparing homes priced above $800,000!  Average and median prices are down in this segment about 2%

 

Takeaway -

The bottom has not dropped out of the real estate market at least not in Manalapan Township

Homes are selling and selling quickly when priced competitively.

Affordability restored to the marketplace and interest rates at record lows, creating a perfect storm of opportunity for today's homebuyers.  There has never been a better time to buy a home!

Manalapan Englishtown Regional Schools Redistricting Map Released!

To view the redistricting map approved by the Board of Education on Jan. 6, 2009, click here....

The map is a depiction of the sending areas for the Grades 1-5 neighborhood schools. Use the magnifying glass in Acrobat Reader to zoom in for a closer view of streets.
