Internet Marketing Really Works! For me AND my sellers!
I received a call last week from a prospective Seller letting me know he was interviewing agents to list his Marlboro NJ home, which had recently expired. He invited me over to hear my presentation.
When I got there, I asked how he got connected to me and he said "How could I not? You're EVERYWHERE!" Everywhere meaning... ALL over the Internet!
He starting by Googling "Manalapan Realtor" and found many links to me and my listings, many on the first page! I'm sure glad I've been getting lots of Google Juice!
He connected to me:
- On my website (JoTheRealtor.com)
- My enhanced listings on Realtor.com
- Testimonials and a Realtor Interview on Incredible Agents
- My Featured Listings on Homes.com
- Answering questions on Trulia.com
- My Active Rain Profile; and, of course,
- He'd even read a few of my recent blog posts! (Being Proactive, Isn't anyone reasonable?, Getting Linked to Marlboro New Jersey)
- For all you anti-MeMe's, he liked getting to know Me in my MeMe. It made for good conversation... and I thought I marked it Member's Only! Oops!
It didn't take long for me to demonstrate and make the connection that if he found me so easily, prospective buyers would find me just as easily and ultimately find HIS home! Perhaps featured on my website?
Exposing his home to the greatest pool of buyers would greatly increase the odds of finding his best buyer - the person willing to pay the most money for his home!
Isn't it fabulous when you start with a vision and end up with a reality?

PS - Once we went through my internet marketing plan, there wasn't much more he needed to hear.

Jo, great post, thanks! Question, we recently quit Homes.com, after almost two years of really working the program I could not find one solid lead. That's a lot of money for no response. Do you really like them?

I'm only with homes.com a short time. I get many leads, some qualified, some not so much.
I have one active buyer right now.
I think that is ok considering the time of year.
My plan is to evaluate quarterly.

As we all know, getting a listing and selling a listing are two different things but I'm confident that starting with an aggresive list price, commissioning it right and overexposing it should help get the job done!
Active Rain doesn't just give me the opportunity to blog, network, create google juice, etc. It has also sparked me mentally. It has ignited my motivation to expand my horizons and do new things. THAT's what I think is making the difference in the new business I've been getting.

JoAnna - Congrats! I have had the same success and here is a tip for you. When you are competing for a listing you really want tell your sellers to go to Google and type in your name as well as your competitors. Your name will come up all over the first few pages while your competitors will hardly be found. Take good care.

Very creative and innovative... I've been working on that aspect of the internet and have gotten some calls also from that work.
Happy new year, Jo, and congratulations! I am about to close escrow on a listing I got for the same reason. My clients live in another state and didn't know anyone here to help them sell the home they inherited, so they looked on line and read my blog and checked out my website, etc. and figured I must know what I'm doing. Active Rain moved me way up on Google and blogging and the tips I've learned here keep me visible. I could probably learn even more from you about even more web presence.
